QUALIFICATIONS: All inspections are personally conducted by Kevin McQuillen who has performed thousands of home inspections for satisfied customers for almost twenty years in central and western Massachusetts. Mr. McQuillen is a state licensed home inspector #232, fully insured and has served as a state certified energy officer, licensed pest control applicator and health and safety code inspector for a leading housing authority. His knowledge and hands on experience with lead paint testing and asbestos site management rounds out his portfolio in the home inspection field. He also specializes in antique and older homes.

INSPECTION FEES: Our pre-purchase home inspection fees are very competitive. Pricing may vary depending on size, age and condition of the home. Detached garages and barns may be extra. Inspections typically take two hours depending on the above conditions. Call for price quotes on cottages, condominiums and multi-family homes. Payment is expected at the completion of the inspection.

AVAILABILITY: Inspections are available on a first-call, first-served basis. Inspections are available six days a week and special arrangements can be made for those on the brink of the ten-day new home inspection period. Night inspections are discouraged since poor visibility may obscure important elements and to avoid possible intrusion on the seller's privacy. WATER TESTING: Sensory Home Inspections can take water samples during your home inspection. Water samples will be delivered directly to the laboratory immediately after the inspection. The time required to get the test results will vary depending on the complexity of the testing you require. Results will be mailed to you directly by the water testing laboratory.

RADON TESTING: Radon test canisters will be set up by Sensory Home Inspections. The canisters must be picked up, and the stop time and date filled out after they have been in place for a minimum of 48 hours. The canister is then mailed to the lab. This is usually done by the real estate broker or the buyer.

Test results are usually available on the same day as the laboratory receives the test canisters. Test results can be faxed directly to you and you will be notified by telephone and mail of the results.
